Recommendations

During our research we found there were a few key areas that Hines Living needed to work on to improve not only tenant satisfaction but also improve the internal efficiency of the company. One of the systems that we found needed improvement was the key system used at both Quinn and Lenox in Jersey City, NJ. Two separate key systems are used for the rooms and the amenities. We suggest Hines Living implement a keyless entry system that can be used for both spaces to improve tenant experience as well as help with maintenance requests, streamlining the internal controls that are also needed to access these areas. Another key area that needs to be improved upon at Quinn and Lenox is the package delivery system. Currently there are issues with logging packages as well as ensuring that packages are picked up by the rightful owner. The security system and package logging within this department causes distress for not only the tenant but staff responsible for package management. We recommend that Hines Living transitions to using ButterflyMX for both keyless entry and package management and security. ButterflyMX offers a full suite of options that will streamline the systems that are needed to run each building. ButterflyMX offers package room key pads, keyless room entry, elevator controls and so much more. Another recommendation for Hines Living was to expand staff and upgrade security to require a higher operational budget. Improving security increases tenant satisfaction and reduces liability. Having a safe environment can also be a key selling point to attract high-quality tenants. A larger staff can handle growing tenants needs and provide better support for property maintenance and leasing. Overall we want to draw a crowd with integrity and willing to spend the extra money to live with us. With customers spending more we must cater to them. Whether that is putting in more dryers and washers or more property managers to ensure things are running smoothly. (Marc)
